As part of our commitment to investing in and round the city of Cambridge, we are developing Unity Campus as a new 260,000 sq ft (24,155 sq m), high-specification business park designed to complement and support the South Cambridge Cluster. Providing business, R&D and lab space to meet the demands of the UK’s brightest business talent and innovators, Unity Campus has been master-planned by Nicholas Hare Architects to create an exceptional environment for businesses seeking more than a standard science park address. The campus has been intentionally designed as a predominantly car-free environment; to encourage staff to take advantage of the outdoor spaces and enjoy the semi-rural setting, complemented by modern and inspiring architecture designed to promote creativity, collaboration and excellence.

The Works: Space Reimagined

The Works is the first new building within the Unity Campus masterplan, joining existing R&D and office provision on the adjacent Iconix and Langford Arch estates. The 63,000 sq ft unique, flexible, modern-industrial aesthetic provides office, development labs and R&D space at the heart of Unity Campus. Unity Campus Availability

The masterplan for Unity Campus comprises a network of eight individual buildings, with the flexibility to cater for buildings from 10,000 sq ft to 150,000 sq ft. Opportunities exist for larger occupiers to combine buildings to create their own campus environment. Single buildings up to 65,000 sq ft can be delivered but larger requirements of up to 150,000 sq ft will also be considered, either on a multi-unit or single building basis.

The Works Availability

45,000 sq ft of inspiring and engaging space across two floors. The ground floor (29,428 sq ft) has been constructed to a ‘shell and core +’ standard, recognising that occupiers may have a bespoke fitout requirement – from development labs to precision manufacturing. The first floor (28,912 sq ft) has been fitted out to a Cat A office specification, with raised floors, floor boxes, heating/cooling systems and high standard office lighting.

Connected Location

Unity Campus is one of the best-connected business and R&D parks in the region. It sits in a prime location close to public transport links (Whittlesford Parkway station is under a mile away), community activities and amenities in nearby Sawston, cycle networks into central Cambridge and some of the region’s most affordable housing.
