An exciting new urban innovation district in the heart of the Cambridgeshire countryside where entrepreneurs from around the world work, innovate, collaborate, exchange ideas and have fun. Unity Campus is entirely different to the conventional out-of-town research parks in the Cambridge area. Proud to be building on the industrial legacy of our neighbouring villages at Sawston and Pampisford, we are developing laboratories and offices with a contemporary industrial vibe in a compact campus setting specifically designed to foster business interactions and friendships. By merging the old and the new, the traditional and modern, urban and rural, business and social, members of Unity Campus enjoy a unique working environment.

Inspiring Spaces
Connected Location
The 5-phase transformation of the former industrial estate is already underway. Today the 11.5 acre site comprises 5 commercial buildings housing 12 companies in > 122,000 sq ft, a small fitness centre and 235-space multi-storey car park as well as Sawston Trade Park. Acquired by Howard Group in 2013, Iconix is a series of 3 buildings currently home to 5 companies across 42,000 sq ft. Langford Arch was acquired by Howard Group in 2017. The previous owners had converted a 19,000sq ft tannery into offices which are offered on flexible leases - ideal for start-ups or established businesses seeking additional space.
45,000 sq ft of inspiring and engaging space across two floors. The ground floor (29,428 sq ft) has been constructed to a ‘shell and core +’ standard, recognising that occupiers may have a bespoke fitout requirement – from development labs to precision manufacturing. The first floor (28,912 sq ft) has been fitted out to a Cat A office specification, with raised floors, floor boxes, heating/cooling systems and high standard office lighting.
